Special circumstances for condominium owners

While eligible for the same taxpayer exemptions, condominiums are valuated using different criteria than that of single family homes. 

Instead of using square footage as a component of value, condominiums use percentage of ownership.  This percentage is calculated into the market value of the entire condominium complex to determine the value of the subject property.

In most cases, individual condominium owners have little chance of a successful property tax appeal by filing on their own.  However, condominium owners have a much greater chance of a successful tax appeal if they file together (joint appeal).
